Necessity for recording r.e. Doc’s in public records is to give legal, public and constructive notice to the world this accomplishes 2 objectives 1) purchasers of r.e. Can rely on public records to determine the condition of title. 2) recording provides protection for owners with existing interests in the property (some liens like r.e. Taxes not recorded)
