Real Estate Agent License Practice Test Kit Need of a License: A real estate salesperson must be licensed by the state of Ohio to represent clients in the sale or purchase of real estate that is located in Ohio.

Who Grants a License:  Licenses are granted by the Ohio Division of Real Estate Professional Licensing (“ODREPL”).

Qualifications to receive a License:  A candidate must complete 120 clock hours of study at an ODREPL-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam.  All candidates must submit a full set of fingerprints, prove legal presence and pass a background check.  All candidates must be at least 18 years of age, and possess a high school diploma or equivalent. Applying for the Exams: A candidate should submit a completed Salesperson Examination Application with $60.00 fee, and proof of completion of the education.  Once the Division processes a complete application, the applicant’s information is sent to the testing vendor (PSI). The testing vendor will process the information and send a Candidate Information Bulletin with instructions to schedule the exams. The bulletin contains a label that specifies the time frame within which a candidate must pass the exam. Test Content:  The Ohio state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. Five questions on the national portion and ten questions on the state-specific portion are considered "experimental" questions and are not scored. Both tests are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 120 minutes to complete the national portion of the test, and 60 minutes to complete the state-specific portion.  A score of at least 70% is required to pass.  The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

The national portion of the test consists of 80 questions, and tests the candidate's knowledge of general real estate concepts, including the following subject areas:

Land Use Controls and Regulations
Valuation and Market Analysis
Laws of Agency
Mandated Disclosures
Transfer of Title
Practice of Real Estate
Real Estate Calculations
Property Management and Landlord/Tenant
Common Interest Ownership Properties
Commercial, Industrial, and Income Property

The state-specific test consists of 40 questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:

State Governance of the Real Estate Profession
Licensing Requirements
License Law and Rules of the Ohio Real Estate Commission
Brokerage Relationships (Agency Law)

How to Apply for the License:  Most of the documentation that must be submitted are submitted prior to taking the state licensing exam. Candidates must provide ODREPL with the following documents:  (1) completed application and application fee; (2) original Ohio state real estate licensing exam score report(s); (3) a certificate issued by an ODREPL-approved school for completion of the 120-hour salesperson pre-licensure curriculum; (4) proof of high school education; and (5) proof of broker sponsorship.

Fees:  ODREPL charges a license application fee.

Who administers the test:  ODREPL and PSI.

Post Licensing Requirements – A Ohio real estate licensee must take 10 credit hours of post licensing (either online or in the classroom) from an ODEPL-approved provider during the first few months of the original license period.

License Renewal Requirements – A Ohio real estate licensee must take 30 credit hours of continuing education (either online or in the classroom) from an ODEPL-approved provider every two years.

Applicable Regulations:  Real estate licensees in Ohio are regulated under the Ohio Administrative Code, and the Ohio Revised Code, Chapter 14.
