Who Grants a License: Licenses are granted by the Nebraska Real Estate Commission (“NREC”).
Qualifications to receive a License: A candidate must complete 60 clock hours of study at an NREC-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam. All candidates must submit a full set of fingerprints, and pass a background check. All candidates must be at least 19 years of age, and have a high school diploma or GED. Applying for the Exams: A candidate must submit a completed licensing application (along with all required documentation) to become eligible to register for the state exam. NREC notifies the candidate and Applied Measurement Professionals (the testing vendor, "AMP") of the candidate's eligibility to register for the exam. Upon notification from NREC, the candidate should apply to take the state exam through the AMP website scheduling page. Test Content: The Nebraska state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. Five to ten questions (disbursed throughout both portions of the exam) are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours to complete both portions of the exam. To achieve a passing score on the national portion of the exam, the test taker must correctly answer 70 (out of 100) questions. To achieve a passing score on the state-specific portion, the test taker must correctly answer 38 (out of 50) questions. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

The state-specific test consists of 50 questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:
Duties and Powers of the Real Estate Commission
Licensing Requirements
Statutory Requirements Governing the Activities of Licensees
Statutory Requirements Governing Subdivided or Out-of-State Land Sales
Securities
Fair Housing Laws
Closing Statements
How to Apply for the License: Most items necessary to apply for licensure are submitted prior to taking the state exam, and are described above in the section titled "Applying for the Exam". Refer to the page titled Items Needed to Complete Application for Exam on the NREC website. License applicants must provide NREC with the following documents: (1) completed application, application fee, and passport photo; (2) certificate issued by an NREC-approved school for completion of the 60-hour salesperson pre-licensure curriculum; (3) proof of legal presence; (4) Nebraska State Patrol-issued fingerprint clearance card; and (5) a copy of a high school diploma. Upon passing both portions of the state exam, the applicant receives instructions to finish the application process, and the applicant's state exam score report is forwarded to NREC.
Fees: NREC charges a license application fee.

License Renewal Requirements – A Nebraska real estate licensee must take 18 credit hours of continuing education (either online or in the classroom) from an NREC-approved provider every two years. Further information is provided on the NREC website, here.
